  The sale of a house is like a military operation: it requires detailed planning and  aggressive execution, especially in a highly competitive and volatile real estate market like we see today .

   Because of the similarities, I have taken from my 28 years of experience of operational experience as a Marine officer and distilled the house selling process in the format that is used to plan and execute a military operation.

   Although there are certainly differences, there are parallels that lend itself to this approach:

     Situation:

 You have decided to put your house on the market to sell. Your decision may have come about for a variety of reasons: you may want to purchase a smaller house, a larger house or you are moving to another city. You have decided that you want your house listed on the Multiple Listing Service in order to maximize your sales price, minimize your time on the market and to attract qualified buyers represented by qualified Reators®.

      Mission:

Attract qualified buyers and sell the house within the listing period at or above the listed price. Keep the sales costs as low as possible.

     Execution:

 I will prepare a thorough and complete market analysis that will include a compilation of recently sold, listed and expired listings in your area in order to establish a realistic asking price. This will ensure that your house will attract the maximum number of qualified buyers.

 Your house will be listed on the Omaha Board of Realtors Multiple Listing Service and Realtor.com to ensure that all buyer’s agents and their clients will be able to see the pertinent details of your house and its specifications.

     Administration:

 Your house will be listed on the Multiple Listing Service with all relevant details made available to qualified buyers and their agents.

 The listing period will be dictated by your particular circumstances, although I recommend a listing period of at least 120 days, depending on the asking price relative to the market conditions and your timeline.

     Communications:

 I  will provide up-to-date reports of showings and interest by qualified buyers who are interested in purchasing your house.

 I  will also immediately respond with any new information related to the sale of your house.
